Garage doors in Lake Nona

Almost everything in Lake Nona was built in the last twenty five years, which sounds like good news for garage doors and is not quite. Builders fit standard springs, and a household that uses the garage as its main entrance can wear those out in well under ten years. That is why broken springs are the most common call in NorthLake Park, VillageWalk and the earlier phases of Laureate Park. Many Laureate Park homes have garages at the back on an alley, so the garage door is the door the family uses most. In the newer phases, and in Randal Park and Storey Park, the calls are more often smart opener faults, sensors out of line and doors that were never balanced properly at installation. Nearly every neighborhood has an architectural review, so a replacement door has to match the approved styles and colors.

What we do here

Repairs and installation in Lake Nona

01

Broken Spring Replacement

That bang from the garage was almost certainly a spring. We replace springs in matched pairs, sized to your door's true weight, balance the door by hand and test it before the opener goes back on. Most spring jobs run $200 to $500 installed.

02

Opener Repair and Lightning Damage

Central Florida's afternoon storms are hard on openers. A nearby strike can take out the logic board, the wall control or the safety sensors in one hit. We test the whole system and repair what failed, usually for $150 to $300. A new opener supplied and installed typically runs $350 to $650, and we can talk you through surge protection for it.

03

Cables and Rollers

A cable that has slipped off its drum leaves the door hanging at an angle. Worn rollers make it grind and shake. We replace cables as a pair, fit new rollers, check hinges and brackets, and make sure the door travels square.

04

Off Track Doors

A door bumped by a car or jammed on a failed roller can come out of its track. Do not run the opener. We secure the door, reseat it, straighten or replace bent track and check for hidden damage.

05

New Garage Doors

Orlando is inland, but a replacement door still needs a building permit, an inspection and a door with a Florida Product Approval rated for the design wind pressure at your address. Most communities here also want the design approved by the association first. We provide the product sheet and approval number, then install once it clears. On a job over $2,500 your contract includes the Florida construction lien law notice, and we go through it with you. Single doors typically run $700 to $2,000 installed, double doors $1,200 to $4,000.

06

Tune Up and Safety Check

Heat and daily use wear a door out quietly. We lubricate the springs and bearings, tighten hardware, check cables and rollers, test the auto reverse and reset opener force and travel. A tune up is usually $90 to $150.

Warning: do not try a spring, cable or torsion repair yourself.

Garage door springs are under extreme tension and can cause serious injury or death if handled without the correct tools and training. Nothing on this page is instruction to repair one. Send us a request and we will handle it. Full safety notice.

Questions

Lake Nona garage door questions

My smart opener lost its connection. Do you fix that?
Yes. We check the Wi-Fi module, the wall control and the app setup, and replace the part that failed. Often it is a settings or signal problem rather than a dead opener.
Does the HOA need to approve a replacement door?
Yes, in practically every Lake Nona neighborhood. We give you the model, color, window layout and Florida Product Approval number so the request is complete.
The house is only a few years old. Why is the door so loud?
New doors are often installed quickly and left without a final balance and lubrication. A tune up usually quiets it and takes strain off the opener.
