Garage doors in Orlando

Orlando's garages come in two generations. In the older neighborhoods around downtown, such as College Park, Colonialtown, Delaney Park and Conway, many houses have small detached garages or converted carports with narrow doors, low headroom and hardware that has been repaired many times. Those need measuring before anyone quotes. Around the edge of the city, planned communities like Vista Lakes, Avalon Park and Waterford Lakes were built in large phases with identical builder doors, so springs and openers across a whole street tend to fail in the same few years. Inland Orlando is spared the salt air, but not the weather: afternoon thunderstorms and lightning are a common cause of dead openers here, and summer heat dries out rollers and bearings.

What we do here

Repairs and installation in Orlando

01

Broken Spring Replacement

That bang from the garage was almost certainly a spring. We replace springs in matched pairs, sized to your door's true weight, balance the door by hand and test it before the opener goes back on. Most spring jobs run $200 to $500 installed.

02

Opener Repair and Lightning Damage

Central Florida's afternoon storms are hard on openers. A nearby strike can take out the logic board, the wall control or the safety sensors in one hit. We test the whole system and repair what failed, usually for $150 to $300. A new opener supplied and installed typically runs $350 to $650, and we can talk you through surge protection for it.

03

Cables and Rollers

A cable that has slipped off its drum leaves the door hanging at an angle. Worn rollers make it grind and shake. We replace cables as a pair, fit new rollers, check hinges and brackets, and make sure the door travels square.

04

Off Track Doors

A door bumped by a car or jammed on a failed roller can come out of its track. Do not run the opener. We secure the door, reseat it, straighten or replace bent track and check for hidden damage.

05

New Garage Doors

Orlando is inland, but a replacement door still needs a building permit, an inspection and a door with a Florida Product Approval rated for the design wind pressure at your address. Most communities here also want the design approved by the association first. We provide the product sheet and approval number, then install once it clears. On a job over $2,500 your contract includes the Florida construction lien law notice, and we go through it with you. Single doors typically run $700 to $2,000 installed, double doors $1,200 to $4,000.

06

Tune Up and Safety Check

Heat and daily use wear a door out quietly. We lubricate the springs and bearings, tighten hardware, check cables and rollers, test the auto reverse and reset opener force and travel. A tune up is usually $90 to $150.

Warning: do not try a spring, cable or torsion repair yourself.

Garage door springs are under extreme tension and can cause serious injury or death if handled without the correct tools and training. Nothing on this page is instruction to repair one. Send us a request and we will handle it. Full safety notice.

Questions

Orlando garage door questions

My garage is at the back of the house on an alley. Does that change anything?
Not for the repair. Alley garages in neighborhoods like Baldwin Park use the same doors and openers. Just tell us about the alley access when you book so the truck comes to the right side.
Is my address City of Orlando or Orange County for a permit?
An Orlando mailing address can be either. We check before pricing a new door and file with the right office.
How fast can you get to me?
East and southeast Orlando are closest to us and are often same day. Further out we give you an honest arrival window when you book.
